Architectural Consultancy UAE

Architectural consultancy in Dubai, from plot to facade

IAIA’s architectural consultancy guides villa owners, developers and hotel operators in Dubai and the UAE through the decisions that shape a building: what the plot allows, how the house is placed and massed, its facades, and the materials that handle the climate. We design new houses and re-think existing ones. Because our architects and interior architects work as one team, the building and its interiors are resolved together. Since 1994 the studio has worked on more than 320 projects in 12 countries.

Why Choose Our Architectural Consultancy Services

Expertise

Advice from architects who have designed villas and hotels in the UAE and abroad since 1994, from the first reading of a plot to facades and detailing.
Holistic Integration

Architecture and interiors under one roof. On Echoes of Stone in Dubai, the same team re-wrapped an existing villa in travertine and brick, then carried those materials into the rooms inside.

Personalized Solutions

Every brief starts from the site, the programme and the climate. Sometimes a house is better kept and extended than rebuilt, and that is worth knowing before money is committed.

Innovation

Climate-led design: deep roof planes, shaded terraces, perforated screens and thick rendered walls keep the sun off the building, as at Villa Yakro Hotel, Winner of the DNA Paris Design Awards 2025, Architecture – Hospitality.

Echoes of Stone Architecture, Dubai — the facades. Luxury villa architecture and interior design by IAIA.

Our Approach to Architectural Consultancy

Our architectural consultancy in Dubai follows four stages, from the first reading of the plot to the building site. Each stage closes with a review, so the design is agreed before the next one begins.
Here’s how we work:

01

Initial Consultation

  1. We read the plot and the brief together: what the site allows, how you want to live in the house or run the building, and whether an existing house is worth keeping.

02

Conceptualization

We test massing, orientation and plan options against the sun, the views and privacy, and agree one direction before detailed work starts.

03

Design Development

The chosen concept becomes coordinated architectural drawings: structure, facades, materials and details, developed with the interiors so the two are resolved together.

04

Execution and Supervision

During construction we stay involved as design guardians, reviewing samples and shop drawings and checking on site that the building is built as drawn. See project management & design guardianship.

Architectural consultancy projects in Dubai and abroad

In Dubai, Echoes of Stone keeps an existing villa and wraps it in a new envelope of travertine over hand-laid brick, with perforated screens and a deep roof plane; it received an Honorable Mention at the DNA Paris Design Awards 2026, Architecture – Housing. In Yamoussoukro, Côte d’Ivoire, Villa Yakro Hotel is an 18,000 m² boutique hotel of earth-toned volumes around a long pool, Winner of the DNA Paris Design Awards 2025, Architecture – Hospitality. Architectural consultancy in Dubai: frequently asked questions

A consultancy starts with the decisions before the drawings: what the plot allows, whether to keep or rebuild, how the building should sit against the sun and views. We then carry those decisions through design and onto site, with the interiors designed by the same team.
It depends on the size of the building, whether it is new or an existing house, and the approvals it needs. After the first consultation we set out a programme stage by stage, so you know when each decision is due.
In the Gulf climate it starts with the building itself: orientation, deep roof planes, shaded terraces, perforated screens and thick walls that keep the sun off, as at Echoes of Stone and Villa Yakro. Keeping and extending an existing house, rather than demolishing it, is often the most sustainable choice of all.
We go through the plot, the brief and any existing drawings or surveys with you: what the site allows, how you want to live in or run the building, and whether an existing house is worth keeping. You leave with a clear view of the options and the stages ahead, before any design work is committed.
