Why it matters

The decisions made in the first months set the cost, the programme and the quality of everything that follows: what to build, for what budget, with which team and under which contracts. Development Management puts an experienced team on your side from that first day, so those decisions are made with the full picture.

Architecture, interiors and landscape, designed in-house by IAIA and Urbanforms and coordinated with the engineers.

Approvals

Planning strategy and authority liaison, through to the building permit.

Procurement

Tendering, contractor and consultant selection, and the commercial and legal agreements.

Construction

Programme, cost and quality controlled on site, with the design guarded at every stage.

Handover & move-in

Commissioning, snagging and defects, furniture and styling, ready to live in.

Alex Bailey

Alex has spent more than fifteen years leading complex, high-value developments from strategy through to handover, client-side and as a consultant. That covers mixed-use, luxury residential, regeneration and joint-venture schemes, including Hanover Square and 60 Curzon Street in London, and family-office and institutional lending at Topland.

At IAIA he brings that development discipline to Dubai, working alongside the studio's architects and designers as a single, accountable team.
