Project Management & Design Guardianship

Protecting the design, all the way to handover.

A project is only as good as its execution. Once the design is approved, IAIA stays on to make sure that what gets built is what was designed.

We offer three post-design services: Design Guardianship, Project Management and Procurement, across architecture, interiors and landscape. Each project takes the level of involvement that suits it.

What we do after the design

Design Administration

Where a separate contractor carries out the works, we protect the approved design through procurement and production. We review contractor offers against the specifications, advise on value engineering, and check every shop drawing, material sample and product submission against the design intent.

Site Supervision & Coordination

Regular site visits throughout execution. We monitor workmanship across all trades, flag non-conformances and resolve on-site discrepancies directly with the contractor, keeping design and quality standards to the final handover.

Project Management: Turnkey

IAIA manages the execution for you: every contractor and supplier, financially against the approved budget and technically against the approved design. You deal with one party only.

Procurement

Loose and outdoor furniture, decorative lighting, rugs, artwork and larger accessories, sourced, ordered and coordinated on your behalf.

How it works

Design Guardianship begins as soon as the appointed contractor starts submitting RFIs, shop drawings and material approvals. Project Management begins once the tender is concluded and the budget approved.

01

Tender & budget

For each trade, from marble to joinery to lighting, we gather quotations from several trusted contractors and suppliers and prepare a financial analysis to compare them.

02

Design administration

Offers, shop drawings, samples and submissions are reviewed against the approved design and specifications before anything is ordered or produced.

03

Supervision on site

Regular site visits monitor workmanship across all trades. Non-conformances are flagged and resolved with the contractor as the works progress.

04

Coordination & control

Under Project Management, we coordinate contractors and suppliers and keep cost and programme in line with the approved budget and design.

05

Completion & handover

A final inspection and snag review, and the project handed over as it was designed.

Portfolio of Successful Projects

Projects we have carried from design through execution, as design guardians or project managers.

Talk to us about your project

Whether you need Design Guardianship alongside your own contractor, or a turnkey delivery with IAIA as Project Manager, we will propose the level of involvement that fits your project.

Everything you need to know

Design Guardianship combines Design Administration with Site Supervision & Coordination. Where a separate contractor carries out the works, IAIA safeguards the approved design through procurement, production and construction, from shop drawings and samples to workmanship on site. It is available for architecture, interiors and landscape.

Under Design Guardianship, the contractor works for you and IAIA protects the design. Under Project Management, a turnkey service, IAIA manages every contractor and supplier on your behalf, financially and technically, so you deal with one party only.

Design Guardianship starts when we begin receiving RFIs, shop drawings and material submissions from the appointed contractor, or when site visits are needed. Project Management starts once the tender is concluded and the budget is approved.

For each trade we collect quotations and proposals from several trusted contractors and suppliers and prepare a financial analysis report, so every decision is made on a clear comparison.
